  • Initial yield 6.5% cash on cash

Development Sites

  • Size 3-15 acres
  • Middle to upscale suburban and urban locations preferred
  • Located within 1± miles of retail and other services
  • Zoning - Multifamily zoning not necessary. Will rezone!
  • Will consider Mixed-Use opportunity

  • A site plan / parcel map
  • A current rent roll
  • At least one year of actual operating data, including YTD financials
  • Loan information
  • Market comparable rents and sales
  • Zoning information

As there are often multiple submittals, FountainGlen Properties, LP will typically work with only brokers or agents that have control and complete knowledge of the deal, either through a listing or a strong relationship with the seller or seller's agent. FountainGlen Properties, LP will protect the broker who is the "procuring cause", i.e., the broker that elicits the letter of intent.
